The brief
When you look at a flat, the question isn’t what it costs: it’s how much you’ll pay every month and how much you need saved to start at all. Bank simulators answer the first and dodge the second.
The problem
Almost nobody reaches the end of the process with the sums done. The deposit isn’t just 20% of the price: add tax, notary, land registry, conveyancing and valuation, and those costs change from one Spanish region to the next. That is exactly the part that catches first-time buyers out.
The solution
A calculator that answers both at once. On one side the monthly payment, the interest over the life of the loan and a year-by-year amortisation table on the French system. On the other, purchase costs broken down, with each region’s taxes.
Around it sit guides, an explanation of the method and a FAQ, because a figure with no context doesn’t help anyone decide.
Everything is calculated in the browser: no sign-up, and the data never leaves the device.
